Practice Empathy<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Buying or selling a home is a very personal decision, but much of the experience can feel uncomfortably impersonal. That&#8217;s something Realtors should keep in mind.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mortgage underwriters aren&#8217;t thinking about how a loan approval can make a buyer&#8217;s unique dream come true. And buyers don&#8217;t know all the memories and feelings a homeowner may have about a piece of property.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At the beginning of the process, buyers and sellers are likely to have little info about each other besides the names seen on transaction paperwork.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Second thoughts about buying and selling are also increasingly common. Put on Your Game Face&nbsp;<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In a tough market, real estate can become a <strong>game of skill for an agent<\/strong>. In 2024, realtors will have to go into each transaction with their game face on and be ready to help facilitate a deal.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Because at some point, most buyers and sellers are going to wonder what to do:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Should they keep looking?<\/li>\n\n\n\n<li>Should they wait for prices to come down?&nbsp;<\/li>\n\n\n\n<li>Should they accept a not-so-high offer?<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">What home buyers and sellers are really most in need of in these times is a good coach. Agents can help by arming themselves with data when clients aren&#8217;t sure what their next move should be.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Consider that while local home prices may decline, it is hard to say when and by how much. Inventory nationally is <a href=\"https:\/\/www.realtor.com\/research\/us-housing-supply-gap-march-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\">still very tight<\/a>, and that so far is keeping prices up.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Currently, many homeowners don&#8217;t want to sell \u2014 and trade an interest rate of about 3% for <a href=\"https:\/\/www.bankrate.com\/mortgages\/30-year-mortgage-rates\/\" target=\"_blank\" rel=\"noreferrer noopener\">one at 7%<\/a> \u2014 unless they have a very good reason to do so.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At the same time, many markets are past the valuation peak, nationally down by <a href=\"https:\/\/www.corelogic.com\/intelligence\/us-corelogic-sp-case-shiller-index-down-by-4-4-from-peak-in-december-but-still-up-by-5-8-year-over-year\/\" target=\"_blank\" rel=\"noreferrer noopener\">4.4% from 2022\u2019s high point<\/a>. And that means most sellers aren&#8217;t going to get quite as much as they hoped.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Beyond the data, agents can help focus their clients on how to use it.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>What does homeownership look like for you, now, in this market?
