The business improvements the two products delivered are outstanding.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/zephyrre.com\/agents\/bonnie-spindler\/\">Bonnie<\/a>, a veteran realtor with two decades in the market, explains how Folio\u2019s AI-powered ability to automatically organizes her emails, files, contacts, and timelines by the transaction has saved enormous time and effort.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cWe\u2019d have to draw up a timeline for every transaction we have if not for Folio,\u201d she says. \u201cInstead, it prompts us for all our milestones and those dates are shared. It maintains communication with the clients automatically, so they\u2019re not calling you at two in the morning to nervously ask if they\u2019d missed seeing a document, or asking when a walkthrough or a meeting was scheduled to happen.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For a Realtor\u00ae, a product like Folio frees them from time-consuming manual management of their inbox or from tracking down messages and threads that may &#8211; or may not &#8211; have been properly archived. \u201cThe toughest thing is to keep track of all these timelines,\u201d she says. \u201cIt\u2019s hard to keep track of what I sold 6 months ago, let alone 30 years ago.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>\u201cWonderful\u201d capabilities<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">How did Bonnie manage her professional email before Folio?  \u201cI didn\u2019t,\u201d she says. \u201cIf you got sued, for instance, you had fto pull hard copies for the lawsuit. Folio makes all the dates involved in a transaction clear for the whole team.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">How Folio eases communication is one of its biggest benefits, in her eyes. \u201cFolio is <em>great<\/em>. It\u2019s wonderful for us to do a drip program to our clients so they\u2019ve got the calendar right in front of them, and the entire team is aware of what\u2019s happening.  We also use its buyer and seller transaction templates, so we can drop those into any transactions.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/zephyrre.com\/agents\/ceily-landman\/\">Ceily<\/a>, a former Java engineer before her realtor career, appreciates how Folio makes formerly onerous tasks far simpler. \u201cWhen we\u2019re finished with a transaction and archive it, we can very easily add that huge archive of our emails to our files; that\u2019s really great for documenting transactions. Also, I love how you can customize who can see things; being able to set the permission levels of the individual milestones is really handy.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Polishing client perceptions<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Another impact of Folio? How it affects client perceptions of their business. \u201cThey think you\u2019re more organized,\u201d Bonnie notes.  That\u2019s practically \u2018table stakes\u2019 for dealing with younger generations of homebuyers, who are accustomed to high levels of digital notification and personalization. \u201cMy younger clients don\u2019t even see it as a value-add. They <em>expect<\/em> it when they get sent an automatic update.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As for the learning curve involved in putting Folio to work? Bonnie found it to be practically non-existent. \u201cFolio has been plug-and-play. If a program is unintuitive, I won\u2019t use it&#8230;I\u2019m not a big techie person, but it was very intuitive and super-easy; I don\u2019t think I even got trained on it, I just started using it. It keeps getting better the longer you use it, too.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Another go-to tool? Disclosures.io<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">They\u2019ve also become converts to another software tool for RE agents. <a href=\"https:\/\/disclosures.io\/\"><strong>Disclosures.io<\/strong><\/a>, developed to help real estate professionals manage property information, share listing information, track buyer interest, and receive offers, all within the same app.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cIt\u2019s a great tool; we use it for viewing disclosures, we upload our disclosures to it, we even submit offers using it &#8211; the \u2018Make Offer\u2019 option is very cool,\u201d Bonnie says. \u201cI find it much easier to work with than using Google Drive to make disclosures. It has a nice interface; it lets you know when your client has looked at disclosures, too.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The practice of making disclosures up-front is mandatory in California, but it\u2019s a best practice in any circumstance, they believe.  \u201cIt helps the seller and the buyer be more successful,\u201d Bonnie says.  She\u2019s fond of Disclosure.io\u2019s ease of use and superior UX:  \u201cI just like how when you\u2019re scrolling through it you get a preview of the file, of the thumbnails,\u201d she explains. \u201cThey\u2019re big enough you can actually see the document a little bit. It makes it faster than downloading a huge document. When we were using other systems, we have to download them a piece at a time, or the computer wouldn\u2019t open them at all.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Software has to show payback \u2013 or else<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The cost-to-benefit ratio of tools like Folio and Disclosures.io, and their ability to deliver quick results, is another attraction for realtors.  Bonnie points out how \u201crealtors have to pay for everything, so cost is a big factor.
